The largest active adult community in Texas. If you're 55+ and want golf courses, pools, and a packed social calendar, this is the move. We handle a lot of lifting help for Sun City residents who are downsizing from larger homes.
Teravista
Family-friendly with a resort-style pool, golf club, and top-rated schools. It straddles the Georgetown-Round Rock border, so you get the best of both cities.
Berry Creek
Established, tree-lined, and quieter than the newer builds. Great schools like McCoy Elementary and Forbes Middle feed into Georgetown High. Berry Creek's the pick if you want a neighborhood that already feels lived-in.
Downtown Georgetown
Victorian-era homes within walking distance of the Square. You'll pay a premium, but there's nothing else like it in Williamson County. Saturday mornings at the farmers market on the courthouse lawn hit different when it's a five-minute walk from your front door.
The Commute Situation
Let's be real. If your office is in downtown Austin, you're looking at 45 minutes to an hour during rush hour. That's the trade-off.
But if you work in the tech corridor along 183 or in North Austin near the Domain, it's a different story. Georgetown to Parmer Lane is about 25 minutes outside of peak traffic. And more companies are doing hybrid schedules now, so three days from home and two on the road is totally doable.
Pro tip: Use 130 Toll instead of I-35 during rush hour. It'll cost you a few bucks but save 20+ minutes of staring at brake lights.
What You'll Actually Pay
Georgetown's median home price sits around $380,000 to $420,000 in 2026. That's noticeably cheaper than Cedar Park (mid $400s) and way below central Austin.
Rentals run $1,400 to $2,000 for a solid 3-bedroom depending on the neighborhood. Not cheap, but you're getting more square footage per dollar than anywhere closer to Austin.
Property taxes in Williamson County aren't low. Expect around 2.0-2.2% depending on your neighborhood's HOA and exemptions. But with no state income tax in Texas, most transplants from coastal states still come out ahead.
Schools That Actually Impress
Georgetown ISD consistently ranks among the top districts in Williamson County. Highlights include Frost Elementary, Tippit Middle School, and Georgetown High. The district's been investing heavily in STEM programs and new facilities.
If private school is more your speed, Grace Academy and Sacred Heart Catholic are both solid options in the area.
Things That Might Surprise You
The Square Is Legit
Georgetown's downtown square isn't some tourist trap. It's packed with local restaurants, coffee shops, and boutiques that people actually use. Monument Cafe is a Georgetown institution. The Palace Theatre runs live shows year-round.
Blue Hole Park Exists
A natural swimming hole fed by the San Gabriel River, right in the middle of town. Free to visit. It's gorgeous, and it's the kind of thing that makes you wonder why you spent five years paying Austin prices for Barton Springs access.
It's Not as Sleepy as You Think
New restaurants are opening monthly. Breweries are popping up along Williams Drive and the I-35 corridor. The Garey Park complex added 500+ acres of trails, a pool, and an event pavilion. Georgetown's growing up without losing its personality.
The Food Scene's Getting Good
Monument Cafe gets all the attention (rightfully), but dig deeper. Wildfire is doing excellent Texas BBQ. 600 Degrees Pizzeria on the Square is a local favorite. And if you're craving something upscale, Hollow on the Square delivers.
The new retail and restaurant developments along Wolf Ranch Town Center mean you won't need to drive to the Domain for a decent dinner anymore.
We think Georgetown is the best-kept secret in the Austin metro. But given how fast it's growing, that secret won't last much longer.
Your Georgetown Moving Game Plan
Book movers early. Spring and summer are peak season, and Georgetown's popularity means crews fill up fast in Williamson County. We recommend locking in your date at least 3-4 weeks out.
Scout neighborhoods in person. Drive through Wolf Ranch on a Saturday. Walk the Square on a weekday evening. Every Georgetown neighborhood has its own vibe, and Google Maps won't tell you that.
Factor in tolls. If you're commuting south, 130 Toll and 183A will be part of your life. Budget $80-$120/month for a TxTag if you're driving daily.
Time your move right. Mid-week moves in Georgetown are easier to schedule and often cheaper. Tuesday through Thursday is the sweet spot for availability and pricing.
Check your new home's access. Some Georgetown neighborhoods have narrow streets or gated entries that require advance coordination. Let your movers know the layout so they can bring the right truck size.
